Key Facts
A company registered in Nevada named 9 EDR LLC, with Christopher Garcia listed as its managing member, purchased Vance’s home in Alexandria, Virginia on March 14 for $1.9 million—about $170,000 over the asking price, according to government records and real estate listings.
Garcia served as a political appointee in Trump’s Commerce Department from 2017 to 2018—The Washington Post reported at the time that he left after being denied a permanent security clearance, a report a spokesperson for Garcia told Forbes was “categorically false.”
Garcia is now the CEO of Health Supply US, which has received $179 million in government contracts, primarily from the Departments of Defense and Homeland Security for personal protective equipment.
Garcia is also a consultant for the Livingston Group, a government relations firm, where he helps “clients in navigating complex domestic and international business and policy arenas,” although Senate records show he has not registered as a lobbyist since 2021.
A spokesperson for Garcia told Forbes that the purchase was an arm’s-length transaction and the offer was based solely on market factors, adding that Garcia has no relationship with the seller and there was never any direct communication between the two.
A spokesperson for Vance did not respond to a request for comment.
Why Did Garcia Buy Vance’s House?
Garcia’s spokesperson said the purchase had no connection to his government work or political ties, and called any suggestion otherwise incorrect. Vance’s home went on the market in February, shortly after he was sworn in as vice president and moved into the official residence at the U.S. Naval Observatory.
Key Background
While Vance lived there, the home was owned by a shell company called Del Ray Farmhouse LLC. That company was formed in Delaware in January 2023 and registered to do business in Virginia weeks later, just before buying the property. On its business registration in Virginia, the LLC’s principal office address is listed as the home’s address. Government documents from the business’s registrations and the real estate transactions do not associate any individuals with the LLC, but neighbors confirmed to Forbes that Vance lived there and believe he is the beneficial owner.
Contra
Despite the sale price being $170,000 over asking, Garcia did not appear to pay more than the market price for the home. The $1.9 million purchase price works out to $642 per square foot—below the $741 per square foot average of 10 comparable Alexandria homes sold in 2024, according to city data.
Big Number
$1.3 million: The amount Health Supply US has spent lobbying the federal government since 2021, according to disclosures filed with the Senate.
Forbes Valuation
Vance was worth an estimated $10 million as of November 2024, according to Forbes calculations.
Surprising Fact
Alexandria is a liberal city, with then-Vice President Kamala Harris capturing 77% of the vote in 2024. When Forbes asked a neighbor in 2024 if Vance had friends in the area, they replied, “No, God, no, no.”
Tangent
Earlier this month, Trump ordered the Minority Business Development Agency—the office Garcia briefly led during his Commerce Department tenure—to be eliminated to the fullest extent allowed by law.
